FWIW, it was commented to me by some employees at MGM specifically that the lower hotel rates are attracting the less than desirable crowd. Someone who previously had a budget that would qualify for a low end property now finds themselves able to afford nicer digs for the same money. As such, you get the cooler draggers now staying at places they wouldn't have considered affordable previously.
This plays all the way down the chain so that people who thought they couldn't afford to go to Vegas now can and do.
At the end of the day, I'm not sure the properties are doing themselves any good. Anecdotally, there doesn't seem to be a shortage of bodies on the street in Vegas. The stats prove out that all these bodies don't correlate to increased spending in restaurants, for shows or in the casino.
I don't have anything against anyone staying anywhere they want. Their money spends the same as everyone elses. However, if the demographic changes significantly, these middle to high end properties will see a drop off of regular customers who don't want to deal with certain elements of society.
As a semi-local, I can see why the locals want to avoid the Strip. The luster of the bright lights wears off pretty quickly as one tries to live a normal life amongst the traffic and crowds.
